Business plans expire. Buildings don’t.

Finch+Finch is an independent real estate strategy consultancy. We help investors and family offices re‑underwrite the assets they already own, and give direction to what they should. For existing assets, this means true realisable value, both today and tomorrow, alongside the real carry cost and the return from every route out. A hold becomes a decision, rather than the default.

The plan was a five-year hold: buy, refurbish, let, refinance, exit. The plan was followed. But the exit didn’t come. Not because the plan wasn’t right, but because the market moved. The buyers didn’t materialise. And the asset quietly became something you hold rather than something you are doing.

Decisions can be right, but deliver the wrong outcome. Markets change, and strategy must adapt in response. And this is never more true than when markets are stagnant: sellers won’t sell at the prices buyers will pay. Refinance replaces exit, and extend‑and‑hold becomes the strategy. When the original underwriting can no longer be tested against a sale, a new reference point is essential.

Meanwhile, what it means to own real estate has changed. All assets are mixed‑use. All management is value‑add. All investment is active. Returns are manufactured, driven by an operations‑led approach which responds to its occupiers and understands their needs. Real estate is more hands‑on than it has been in a generation, and the return is earned in the running of the asset at least as much as in the buying of it.

We work with investors, principals and family offices to re‑underwrite what is held from where it stands today, and to set out what each route out actually returns — from the ‘nothing changes’ scenario to the blue‑sky thinking that brings innovation to drive new opportunity.

What we can do

Framed and priced before it begins, and finished in weeks rather than months.

Asset strategy

Business plans re‑underwritten from today: current value, hold cost, capex required, and the return from the current and available paths. The analysis evidenced and the recommendations justified.

Financial modelling

DCF analysis built or rebuilt to institutional standard, grounded in credible assumptions and stress‑tested against the variables that actually drive the outcomes.

Operational real estate

A deep‑dive into what happens inside the building: trading performance, operator selection and agreements, amenity and F&B strategy, and the capital required to deliver it.

Capital restructuring

An assessment of existing debt facilities, benchmarked to available market sources, and framed by the risks and costs of each option. Ensuring that refinance becomes a strategic choice rather than a default administrative action.

Acquisition underwriting

An independent view on assets pre‑acquisition, benchmarking performance metrics and highlighting the key drivers of profitability and performance. Analysis of joint venture arrangements, to ensure alignment of interests throughout the capital and management structure.

Market analysis

Sector, sub‑market, competing stock, occupier demand, comparable evidence and liquidity. Where the asset sits, and what would have to be true for the plan to succeed.

Transaction support

Disposal strategy and process, buy‑side execution, capital structuring, and negotiation from your side of the table. Working alongside your existing advisers as an independent specialist, and acting for you, not the deal.

What skills we bring

Our network of specialists brings the necessary skills, led by a finance and real estate generalist with a genuine track record in the detail.

Where we work

We have capabilities that are applicable across the market landscape, underpinned by sector-specific knowledge and experience.
